Asset / Portfolio Valuation
Financial Anaylysis – PRA provides ownership with single asset or portfolio valuation offering the following options:
Market Studies – PRA will prepare a report summarizing the subject properties’ market area and how the subject fits within the market. Market occupancy, rental rates and market trends will be examined.
Argus Financial Runs – PRA will prepare financial models utilizing rent rolls and historic income and expense documents provided by ownership. Interviews will be conducted with the assets’ leasing and management team.
Broker Opinion of Value – For properties being considered for disposition, the PRA Investment Sales team will provide a complete Broker Opinion of Value and Marketing Plan for the asset.
Appraisal – In cases where ownership requires an appraisal of the asset or assets in a portfolio, a complete or summary appraisal will be performed by PRA’s in-house MAI or subcontracted to MAI in the assets’ market area.
