Michael Margolis, CPA

Mr. Margolis is responsible for overseeing all aspects of PRA’s Investment Sales division. Mr. Margolis has over twenty five years of commercial real estate experience including investment sales, acquisitions and syndications.
Prior to joining PRA, Mr. Margolis was Director of Acquisitions for Patriot Equities. Patriot Equities is a private equity real estate investment firm. While at Patriot, Mr. Margolis was responsible for the acquisition of twelve office and industrial properties encompassing over 1.3 million square feet.
Mr. Margolis was extremely active in the Philadelphia brokerage community before becoming Director of Acquisitions at Patriot, having spent time with Trammell Crow Company, CB Richard Ellis, Insignia/ESG and Grubb and Ellis. In his career, Mr. Margolis represented owners in the sale of over 100 properties encompassing over fifteen million square feet and totaling approximately $1.3 billion dollars.
As Senior Vice President at Trammel Crow he was the market leader for the Capital Markets Group in the Philadelphia region, leading and participating in teams that represented institutional and private owners making Trammell Crow a player in the Philadelphia investment market.
As First Vice President at CB Richard Ellis, Mr. Margolis participated in a six person Investment Property team that was formed after the Insignia/ESG acquisition by CB Richard Ellis.
As Managing Director at Insignia/ESG, he managed the Capital Advisors Group for the Philadelphia Region and acted as the player/coach for an eight person team that specialized in the sale of office, industrial, multi-family and retail property types. Under his leadership, the office and industrial groups rose from fourth to second position in market share in the region.
As Senior Vice President for Grubb & Ellis, Mr. Margolis initiated the Investment Services Group for the Philadelphia region in 1987, building it into a four person team before leaving for Insignia. He was also a member of and first Co-Chairman of the Grubb & Ellis National Investment Council, a senior broker group that set policy for the Investment Group nationally.
Prior to his career in commercial real, Mr. Margolis was a senior accountant for the public accounting firm of Samuel M. Fisher & Company in Bala Cywyd, PA and served as Regional Marketing Director at Concord Asset Group in New York City, a real estate syndication firm.
Mr. Margolis holds a Bachelor of Science degree for the Wharton School of Business at the University of Pennsylvania and a Master of Business Administration with a concentration in accounting from Drexel University.

R. Eric Mattson Jr., MAI

As Managing Director of Investment Sales at Professional Realty Advisors, R. Eric Mattson, Jr. is responsible for business development as well as for overseeing all PRA client transactions in the acquisition and disposition of investment real estate for private and institutional buyers and sellers on a local, regional and national level. His 24+ years of real estate experience positions him to expertly deal with a vast array of real estate situations and to maximize the net proceeds of the assets he is charged with maintaining. With a successful track record of well over $1 Billion of net sales of investment real estate, including multi-family, office, retail, industrial, flex, and mobile home park properties, Mr. Mattson’s experience also includes market research and valuation, asset positioning, financial modeling, advisory services for corporate real estate clients, equity capital raising, mortgage origination and structuring, joint venture structuring, leasing and dispositions, strategic planning, divestitures, portfolio management and lease consulting across all property types.
Prior to joining PRA, Mr. Mattson worked at GMH Capital Partners in Newtown Square, PA for seven years. As Vice President of Investment Services and Managing Broker, he was responsible for all phases of the valuation and sales process of investment grade real estate assets, sales brokerage, and property disposition for various institutional clients (including General Electric, Goldman-Sachs, and UBS Paine Webber) and non-institutional clients. He consistently ranked number one in third party client sales. He was also responsible for consulting with investment principals nationwide on underwriting and investment strategies.
As Acquisitions Officer for Berwind Group, Philadelphia, PA, for five years prior to joining GMH, Mr. Mattson held responsibilities in all aspects of acquisitions, development and asset management functions for Berwind Property Group, a division investing in investment real estate on a national basis. His experience in this discretionary equity fund includes sourcing, financial underwriting, negotiating sales contracts, financial analysis, portfolio evaluation and due diligence for the acquisition process of investment grade assets. In addition to overseeing the development of new construction projects and sourcing new business, he was responsible for preparing strategic analyses and performance reports of properties for asset management purposes as well as completing successful tax appeals.
Beginning his real estate career with V. H. Pasquarella, Sr., Appraisal Associates, Inc. in Fort Washington, PA, as a residential and commercial property appraiser, he subsequently worked for three years at Integra Realty Resources, J.D. Pasquarella Advisors in Philadelphia, PA. As a Commercial Real Estate Appraiser, he appraised large income-producing properties including office buildings, industrial parks, apartment complexes, retail facilities and malls, hotels, nursing homes and medical facilities and residential subdivisions.
Mr. Mattson has a Master of Science in Real Estate Valuation from New York University and a Bachelor of Science in Quantitative Business Analysis from Pennsylvania State University. He holds an MAI designation from the Appraisal Institute of which he has been a member since 1991. He is a Pennsylvania Licensed Real Estate Broker and a Pennsylvania General Real Estate Appraiser. He is also a Licensed Real Estate Broker in the states of Alabama, Arkansas, Georgia, Massachusetts, New York, Oklahoma, West Virginia, Colorado and Maryland. He is a member of the Tri-State Realtors Commercial Alliance as well as the International Council of Shopping Centers.

Shawn P. Lubic

Shawn P. Lubic is Executive Vice President of Investment Sales with Professional Realty Advisors. In addition to business development, Mr. Lubic is responsible for overseeing clients’ acquisition and disposition needs. By working directly on asset valuation, market analysis and all related processes, he ensures that clients obtain the most reliable information when making acquisition or disposition decisions.
Before coming to PRA, Mr. Lubic worked at GMH Capital Partners for approximately six years, initially as a Senior Analyst in charge of underwriting for the Investment Sales Division and then as an Account Representative responsible for all phases of valuation and disposition of investment-grade real estate assets. As an Account Representative, he was involved in selling over $300,000,000 in office, retail, industrial and multifamily product. In his tenure at GMH, he underwrote in excess of $1,000,000,000 in commercial real estate.
Mr. Lubic began his real estate career in 1994 as an Analyst for The Hanford/Healy Companies in San Francisco, CA, a national commercial asset management/appraisal company. After returning to the east coast, Mr. Lubic held commercial real estate research positions with divisions of McGraw Hill (F.W. Dodge), and Dow Jones/AEGON (Teleres).
Mr. Lubic subsequently joined the Reaves C. Lukens Company in Philadelphia as an Analyst for five years. In this capacity, he assisted MAI appraisers in all aspects of the appraisal process in the valuation of a wide variety of property types including residential and commercial land and industrial, office, apartment and retail properties.
Mr. Lubic holds a Bachelor of Science in Environmental Biology from Kutztown University in Kutztown, Pennsylvania. He has completed real estate coursework through the Appraisal Institute, CCIM Institute, Temple University, Polly Associates, ICSC’s University of Shopping Centers and The Greater Philadelphia Realty Board School. Mr. Lubic is a licensed real estate salesperson in the State of Pennsylvania and a member of the International Council of Shopping Centers and the Urban Land Institute.
